Let’s take some time out for a few minutes to review the state of the Orlando Florida property market - since that’s where we began this site a year or two ago!

When we first conceived this site, we were at the tail-end of a buying frenzy that had seen prices appreciate at a once in a lifetime rate.  Loans were freely available and screening criteria were effectively non-existent.  Overseas buyers were enthused by the tremendous value for money, partly due to the basic differences between prices in their own country versus the USA but also because the US dollar exchange rate had been so advantageous.  Instant money could be made by just buying and “flipping” properties.  Orlando Florida property was especially marketable and profitable.

What a difference a few short years makes - prices have fallen, the dollar has strengthened, loan financing is at the very least difficult and in many case impossible to obtain for most people.  And the general economic chaos presided over in Washington appears to have the market in a mood of paralysis.

The latest Orlando Realtor statistics show that there are still in excess of 22000 properties listed for sale.  That’s approximately 12 months’ sales based on the level of new contacts written during the second half of 2008.  So if you’re planning to sell, steel yourself for a long campaign.  And with all of the economic doom and gloom, are you really sure you want to sell?  It might be better to hold on for the rest of this year and track the progress made by the so-called “Stimulus Bill”.  (On the other hand, we’ve been recommending that our clients think very carefully before selling for a while now and we know that not everyone can hold on forever).

However, the opportunities for investment are better than they have been for many years - if you do your homework and avoid the pitfalls.  If you’re planning to buy Orlando Florida property, because it fits into your overall financial plan, get ready for a bewildering choice - and make sure you’re in the mood for bargaining!  Florida real estate in plentiful and many buyers recognize that it is a buyers’ market.
