Orlando investment property – types of estate

Most types of Orlando investment property that are attractive to UK buyers are located in purpose-built estates ("communities") and these fall into two main types:

Residential – generally comprising one type of property (e.g. all condos, or all single family homes) and with few additional facilities. Some have a communal pool or a tennis court, but a lot have nothing in addition to the homes. A few in the Disney area are gated, most are not. Ownership is frequently a mix of permanent residents plus holiday home owners who rent out on a short-term basis. Prospective buyers need to confirm that short–term rentals are permitted within the estate before signing a contract, if this type of use is envisaged.

Resort – which generally include some communal facilities such as a gym, clubhouse, large pool and even a private cinema in some cases. Many have a mix of single family homes, condos and townhouses and those in and around Kissimmee and south of the Disney parks have been designed for absenteee and non-resident owners. Short-term rentals are an important part of these developments. Most are gated communities, some with 24-hour security facilities. Annual community charges payable by owners are often higher than in purely residential developments, if only to fund the additional facilities.

Both types have their benefits and drawbacks – it's really up to you as a buyer to decide what is the most important to you and your family.
