FINDING A NEW-BUILD HOME IN FLORIDA
Deciding on the floor plan, décor, thinking about buying new furniture, and adding the “finishing touches” to make it your own is a tremendously enjoyable experience for most people.
Before getting to that stage, however, you will probably have to visit a few different developments to pick the one that’s right for you. But how do you go about finding the right one in the first place?
- Decide on the general area in Florida: do you want to be close to the Florida coast or is a location close to the Disney theme parks more attractive?
- Should you do Research on-line? a huge amount of information is available but take care – much of it is out of date. However, try the builders’ web sites for maps showing new home developments, base prices and property specifications. Vacation homeowners web sites (e.g. http://www.top-forums.com), local newspapers (e.g. http://www.orlandosentinel.com) and UK property exhibitions are additional resources. We are happy to help you zero in on which builders have the best reputation, as well as which ones have new communities in the works that my not have hit the internet yet.
- Decide if you want to work with a Realtor or go it alone: you may find it simpler to use the services of a Realtor located in the area you plan to buy in. We’ve listed several advantages to using a Realtor (click here), but make sure that you find one who is prepared to understand and respect your requirements, and that has at least 5 years experience as a buyer’s agent. There is a huge benefit to someone that has worked with buyers rather than sellers. We can explain more when we chat. Some buyers prefer the independent approach, although there are risks in making the wrong decisions due to inadequate knowledge or experience.
- Visit the Florida new build sites and decide which development is best for you. Looking at the show homes is great fun as not only will you be able to see different floor plans, but you will also get some ideas for decorating your own home.
